LUX Property Group Confirms Stage 1 Masterplan Filed for Nesara Bay City Lombok

LUX Property Group has confirmed that the new masterplan for Stage 1 of Nesara Bay City, formerly Marina Bay City Lombok, has now been formally filed through Indonesia’s building approval system and submitted to the relevant Lombok authorities for assessment.

The filing represents a major milestone for the project following LUX Property Group’s takeover of management control in late 2025, when the company commenced a comprehensive review and rectification process to address a range of legacy planning, permitting and stakeholder issues inherited from previous management.

The submission is currently listed within Indonesia’s national SIMBG building approval system under the Persetujuan Bangunan Gedung (PBG) process and has progressed to the document verification stage. The company has been advised that the approval process is expected to take approximately 8 to 10 weeks, subject to standard government review procedures.

Despite the formal approval process still underway, LUX Property Group said it has received confirmation that civil works can recommence on Stage 1, allowing critical site preparation and infrastructure activities to move forward while the final permits are being processed.

According to LUX Property Group, the approval submission reflects many months of work by its planning, engineering and permit teams working closely with local government departments and consultants to ensure the project complies with current planning requirements and development standards.

The revised Stage 1 masterplan forms part of LUX Property Group’s broader vision to transform the development into a modern mixed-use coastal community focused on tourism, lifestyle, wellness, hospitality and residential opportunities.

The company also noted that discussions regarding rezoning of additional project land continue to progress with government authorities, with further updates expected in coming months.

With civil works now set to recommence and approvals progressing through the formal review process, LUX Property Group believes the project is entering a new phase of development after a lengthy period focused on planning, compliance and restructuring.
